What is Voulamandis House and how can I contact you?

Voulamandis House normally operates from March to October and may open in other months on request. Reception is available from 08:00 to 22:00 and staff are present for check-in; there is no self check-in. WhatsApp is available throughout the day, without a guarantee of an immediate reply at night. Which amenities are available in every room and apartment?
All units include free Wi-Fi, air conditioning and heating, a private bathroom with shower, Smart TV with apps such as Netflix or YouTube, a small empty fridge for personal use, kettle, hairdryer, insect screens and a desk or table. Hand and hair soap is supplied in dispensers. An iron and ironing board are not provided. There is no safe and no bathtub.
Is the tap water drinkable and are coffee and tea provided?
Please use bottled water for drinking. One small bottle per guest is provided at check-in only. Coffee, tea and sugar are complimentary and replenished daily.
How often are rooms cleaned and is laundry available?
Cleaning is daily. Towels are changed every 2 days and bed linen every 3 days; an earlier change is available on request without charge. Room towels must not be used at the beach and beach towels are not supplied. Laundry is available on request for €15 per use and is normally returned the next day. A wake-up service is also available on request.
Can all guests use the garden and pergola? Is there a pool or barbecue?
The garden, quiet courtyard and pergola with wooden outdoor furniture and sofas are shared spaces for all guests and may be used at any time while respecting quiet hours. Guests may bring their own food and drinks, but barbecue is not permitted. Voulamandis House does not have a swimming pool.
What are the rules for pets, smoking, visitors and events?
Pets are not allowed. Smoking is prohibited indoors and permitted only outdoors. The legal seasonal quiet hours apply. Day visitors are allowed, but overnight extra guests require prior approval and the applicable extra-person charge. Parties, private gatherings and events are not allowed, and the property does not organize events.

How far is Voulamandis House from Chios Town, the port and the airport?
Chios Town and the port are 8 km away. Chios Airport is about 3 km away, approximately 5 minutes by car. The property does not operate its own transfer service, but we can call a taxi for you. A car is recommended for beaches and exploring Chios.
Which is the nearest beach and what is within walking distance?
Kontari Beach is the nearest beach, about 2.5 km away. Walking suits guests who enjoy it, but a car is recommended. In Thymiana, about 800 m away or a 15–20 minute walk on a mostly straight road, you can find mini markets or supermarkets, tavernas or restaurants and pharmacies. There is a nearby bus stop, but services are limited.
Is parking available and can you help with vehicle rental or charging?
Free private parking is available at the property without reservation; motorcycles are welcome and street parking is also available. Please contact us in advance for vans or campers; camper charges may apply and overnight stays inside a camper are allowed only in special cases by arrangement. There is no EV charger on site, but organized charging points are nearby. We can help arrange a car, bicycle or scooter through an external partner, including possible delivery and collection at the property.
What makes Kambos and the Voulamandis estate special?
Kambos developed from the 14th century with Chian families and Genoese nobles. It is known for citrus orchards, high stone walls, ornate gateways, historic mansions, cisterns, traditional irrigation and quiet walking lanes with Genoese influence. Voulamandis House stands in a historic estate first dated to 1742 and later reconstructed after the Chios earthquake. The orchard includes mandarins, oranges, lemons and olives; guests may walk through it and pick seasonal fruit after informing the property.

What are the exact details of first-floor Rooms 1, 2, 3 and 4?
All are reached by 14 stairs with a handrail. Room 1 (official category Double/Triple) is approximately 30–35 m², sleeps up to 4 with 1 double and 2 single beds, has two open connected spaces, shared-terrace access and no kitchenette. Economy Room 2 is approximately 16 m², sleeps 2 in 1 double bed, is open-plan, has shared-terrace access and no kitchenette. Room 3 is approximately 30–35 m², sleeps 3 with 1 double and 1 single bed, has two open connected spaces, a kitchenette and shared-terrace access. Room 4 is approximately 30–35 m², sleeps 3 with 1 double and 1 sofa bed, is open-plan and has a kitchenette and private balcony.

Rooms 5, 6 and 7 are the only units with no stairs and all have direct courtyard and garden access. Room 5 is approximately 30–35 m², sleeps up to 3 with 1 double and 1 single bed, is open-plan and has no kitchenette. Economy Room 6 is approximately 16 m², sleeps 2 in 1 double bed, is open-plan and has no kitchenette. Room 7 is approximately 30–35 m², sleeps up to 3 with 1 double and 1 sofa bed, is open-plan and has no kitchenette. Each has a small fridge.

All three are ground-floor apartments reached by 4–5 entrance steps with a handrail. They have a separate bedroom with a door, living room/full kitchen and a private balcony overlooking the orchard. Apartments 8 and 9 are approximately 40 m², sleep up to 4 and each have 1 double bed plus 2 sofa beds. Apartment 10 is approximately 45 m² and normally sleeps up to 4 with 1 double bed plus one double sofa bed for two. A 5th guest is possible only by prior agreement, using an extra single bed in the bedroom with limited remaining space.

Only Rooms 5, 6 and 7 have no stairs. Apartments 8, 9 and 10 are on the ground floor but have 4–5 entrance steps with a handrail. First-floor Rooms 1–4 have 14 stairs with a handrail and there is no lift. No unit is specially adapted for wheelchair users. Guests with limited mobility should contact us so we can explain the access clearly and suggest the most suitable available room. Luggage assistance is available on request.
Which units have cooking facilities and what equipment is included?
Rooms 3 and 4 include a kitchenette at no extra charge. Apartments 8, 9 and 10 have a fully equipped kitchen. Cooking units include hobs, a small oven, kettle, frying pans, saucepans, cutlery and kitchen towels; guests may ask if they need another item. There is no microwave or coffee maker. Rooms 1, 2, 5, 6 and 7 have only a small fridge and kettle. A shared kitchen may be used only on request in exceptional cases, not routinely.
Are children, cots and extra beds accommodated?
Children of all ages are welcome. One cot per unit is free on request, subject to availability, and an infant using the cot is not counted in the room capacity. Children who need a bed do count. Extra beds are possible only after contacting the property for clarification and carry the extra-person charge configured in the booking system. The normal total capacity is 32 guests; a 33rd guest is possible only in Apartment 10 by prior agreement.

How direct booking works and what to know before confirming your stay.
How does direct booking work and what discount is available?
Direct bookings receive 10% off with code WELCOME10. The online system books a room category rather than a specific room number. To request a particular room, use the AI Room Finder and send a request; if available, the property can issue a new written confirmation naming that room. A request should include dates, room/category, adults and children, full name, mobile number and email.
Check availabilityWhat are the payment, prepayment and cancellation terms for direct bookings?
Direct bookings can be paid by cash, debit or credit card, bank transfer or the online booking system. The required prepayment varies by booking. All direct bookings are non-refundable. A reservation is confirmed only after written confirmation from Voulamandis House or the official booking system; a request or message alone is not a confirmed booking. No damage deposit is required. The climate-crisis resilience fee is €2 per room or apartment, per night.
Can dates or rooms change, and how do split stays and group bookings work?
Dates or a requested room can change only if available, after contacting the property and receiving a new written confirmation. A split stay is offered only when no single room covers the full stay; it involves at most one room change, may combine different categories and receives an additional 10% discount. Group requests may include several rooms in one request. Organized activity groups are welcome when they have their own leader/instructor; we assist the leader with practical organization but do not lead the activity.

What are the check-in and check-out times and can luggage be stored?
Check-in is from 14:00 and check-out is by 11:00. Late-night arrival is possible with advance notice. Early check-in is possible only if the room is ready and after contacting the property. Late check-out is possible only when there is no following reservation and after contacting us; an extra charge may apply. Luggage can be stored free of charge before check-in or after check-out by arrangement.
Is breakfast available, what does it cost and when is it served?
Breakfast is optional and costs €12 per adult per day; children’s pricing is confirmed case by case. It must be requested by the previous day and can be added during online booking or later. It is normally served in the garden pergola from 08:30 to 10:30, with flexibility when we are informed. In bad weather it may be served in the room without extra charge. The menu changes and may include homemade jams, spoon sweets, cakes, pies, sandwiches, eggs, local honey and cheese, plus products from our estate and Chios. Dietary needs can be accommodated with previous-day notice.
